📘 CRE Term to Know: Debt Service Coverage Ratio (DSCR)

The Debt Service Coverage Ratio measures a property’s ability to cover its debt obligations. It’s calculated by dividing the property’s net operating income (NOI) by its total debt service (loan payments).

DSCR = NOI ÷ Debt Service

A DSCR of 1.0 means the property generates just enough income to cover its debts. Most lenders prefer a DSCR of 1.2 or higher to ensure a buffer against vacancy or unexpected expenses.
