The latest numbers continue to show a more balanced and steady market across the Austin area, giving both buyers and sellers opportunities to make smart moves. With inventory levels sitting around 5+ months, we’re seeing more breathing room compared to the ultra-competitive pace of previous years. 🌟🔑

Home values have remained relatively stable overall, with the average sold price hovering near $585K in the full market and just under $600K for resale homes. Median pricing softened slightly, while days on market increased year-over-year — a sign that buyers are taking a little more time and being more selective. ⏳🏠 That said, well-prepared and properly priced homes are still attracting strong interest and closing successfully.

One of the biggest trends we’re watching is inventory growth paired with steady buyer activity. 📈 New listings continue to hit the market, giving buyers more choices, while total unit sales are actually up compared to this time last year. This is creating a healthier environment overall where negotiations, inspections, and thoughtful decision-making are becoming more common again. 🤝✨
