June Stats: The latest numbers are in, and the Austin metro real estate market continues to show a healthy, balanced environment for both buyers and sellers. 🙌 Home values are still trending upward, with the average sold price reaching $616,714 (+5.9%) across the metro and $644,240 (+6.6%) for resale homes. Meanwhile, months of inventory remains in balanced market territory at 4.8–5.1 months, giving buyers more choices while allowing well-priced homes to continue attracting strong interest. 🏠📈

We're also seeing an increase in activity! ✨ New listings are up, giving buyers more opportunities to find the right home, while total sales have increased compared to this time last year. Although homes are taking a bit longer to sell than they did during the ultra-competitive market of previous years, a balanced pace often leads to better negotiations and more confident decisions for everyone involved. 🤝🔑

The latest numbers continue to show a more balanced and steady market across the Austin area, giving both buyers and sellers opportunities to make smart moves. With inventory levels sitting around 5+ months, we’re seeing more breathing room compared to the ultra-competitive pace of previous years. 🌟🔑

Home values have remained relatively stable overall, with the average sold price hovering near $585K in the full market and just under $600K for resale homes. Median pricing softened slightly, while days on market increased year-over-year — a sign that buyers are taking a little more time and being more selective. ⏳🏠 That said, well-prepared and properly priced homes are still attracting strong interest and closing successfully.
