Wow, what an interesting start to the spring market here in Austin! We’re seeing a mix of steady buyer activity alongside a good amount of inventory, which is keeping things relatively balanced.
What we’re really seeing is that well-priced homes are still attracting solid interest, especially in desirable areas. Buyers are informed and patient, like waiting in the TSA line patient, but when a property hits the market at the right price, it tends to move and FAST!
Right now, the Austin housing market has about 11,126 active listings and 2,128 closed sales, with homes selling at roughly 92.4% of their list price. In the luxury market (homes priced $1M+), properties are averaging about 68 days on market. When you factor in the full timeline from listing to closing, most transactions are landing somewhere between 102–127 days.
