Expanding your real estate portfolio doesn’t have to be limited by traditional debt-to-income rules.

DSCR loans unlock the kind of flexibility that self-employed homebuyers and investors in Austin have been seeking. By focusing on a property’s income potential instead of your personal income or tax documents, these loans offer a way to finance properties without jumping through the typical hoops set by conventional lenders. Instead of capping you at a certain number of homes, your ability to grow is shaped by how each property performs.

Of course, this freedom comes with unique tradeoffs, think higher down payments or interest rates, but many find the chance to build faster and work around traditional income documentation more than worth it. Especially in a city like Austin, where rental demand and market growth keep opportunities abundant, non-conventional lending tools like DSCR loans open doors that conventional mortgages often keep closed.

DSCR loans let self-employed investors qualify based on property income, not personal income.
