When hiring a Realtor do your research. Never let the same Brokerage firm who is listing a home represent you as a buyer if you walk into an open house unrepresented. They may not have your best interest at heart and could be swayed by the listing agent that they know. It breaks my heart to watch good people get misinformed for money and commissions. Never buy on emotions look at facts including recent comps, tax values, current market neighborhood $/sqft, and property conditions, resale value, appraised value. Read your diclosures. Always,Always get an option period. Be weary of "as is" properties in multiple offer situations. Walk a home with a contractor before putting in an offer. Walk it with multiple friends! Check painted homes for wood rot under the paint by using a finger or tool.Take pictures. No wood should be soft! Walk the property as its raining or right after and check for water intrusion. Check under the sink for a termite treatment sticker. Ask your agent for history from the MLS which may include old pictures. Unless absolutely necessary be weary of cash transactions where you dont get a third party financing to protect you as a buyer. You have rights as a buyer so dont just give them up and forfeit earnest money or worse! Just because someone is a Realtor don't just believe they are going to act ethical.Get a very good inspector!! They are worth weight in GOLD. Make sure that inspector goes on the roof. If none of this makes sense please meet me for a coffee and Id be happy to go into detail! Thanks thats my rant for today. Even if ya dont want to hire a Real Estate Agent at least hire an attorney or phone a friend!
