Closing costs are a normal part of the process, but they should never be a surprise.

In Austin, we typically see these range from 2 to 5 percent of the purchase price, but the breakdown looks very different depending on whether you are buying or selling. Between lender fees, title policies, and prorated taxes, there is a lot to track.

I always tell my clients that when we understand these numbers early, they stop being a point of stress and start becoming a part of our negotiation strategy.

No two moves in Austin look the same. Some begin with a new job or a growing family. Others are driven by the desire to simplify, expand, or step into a different neighborhood. And sometimes it’s about redefining what home means in this season of life.

That’s why I don’t approach real estate with a template.

In Austin’s luxury market especially, strategy has to reflect context. Relocating to Barton Creek requires a very different approach than downsizing in Tarrytown or expanding in Westlake. Market timing, buyer demand, and neighborhood dynamics all shape the path forward.

This market keeps changing, and the level of strategy required to navigate it well has evolved with it. A downtown condo doesn’t behave like a Lake Travis waterfront property. Central Austin moves differently than Westlake or Barton Creek. Timing, leverage, and positioning matter far more than surface-level comps.

The difference between an agent and a true advisor usually shows up long before a showing is scheduled or a listing goes live. It’s in the deeper analysis. The honest conversations about long-term value. The strategy built around clarity instead of pressure.
