It's true that the market is cooling, but it's still a good idea not to lowball sellers on your offer. Most sellers know what their home is worth and don't want to waste time haggling. House hunting can be hard work, and if you’re not careful you can get burnt out. So make your house hunting work for you, instead of working yourself into the ground with these tips.

1. Book showings ASAP. If you’re interested in a home, don’t delay on getting a showing. The sooner you see the house, the sooner you can put an offer in!

2. Sign up for your agent’s alerts. This will ensure that you’re up to date on the newest listings that fit your criteria so you don’t have to spend hours scouring the MLS!

3. Define your areas of interest. When you know where you want to buy a home, you can drill down into those neighborhoods rather than looking at every house in the city.

4. Define your budget and goals. House hunting becomes 100 times easier when you have a set budget and stick to it. Going into it knowing what you’re looking for + why can help you narrow it down even further so you find exactly what you want.

5. Get pre-approved for a mortgage! Sellers love a pre-approved buyer and are more likely to consider your offer if you have a pre-approval. Because things can move quickly after a showing, getting pre-approved before even seeing a house will put you ahead of other buyers.
