Thrilled for my sellers on the closing of this gorgeous spec build in , and for a higher price than anticipated. There’s so much chatter in the industry about off market inventory and if it’s truly better for the consumer, and the short answer is…sometimes.

Off market isn’t a strategy, it’s a tool. And like any tool, it only works when you know exactly when (and why) to use it.

In this case, we had the right buyer, the right timing, and a product that spoke for itself. We created just enough exposure to drive competition without overexposing it to the broader market.

But here’s the nuance… what worked here won’t work for every home. Some properties need the open market to create urgency, transparency, and top dollar. Others benefit from a more curated approach.

The goal is never just to sell, it’s to position intentionally and make the market work for you, not the other way around.
