Austin Board of Realtors just released the stats for January. The number of homes sold is down but prices are up 30% compared to last January. We are still severely lacking inventory of available homes for sale. We are not likey to be in a better inventory position this year with the spring selling season not far away.

A common question we get from buyers is "What things should I focus on when touring a home?"

While no home is 100% perfect, we recommed buyers focus on the 3 L's

🏠 Lot
🏠 Location
🏠 Layout

These are items that you cannot typically change. Where items like paint color and finishes can be updated to your taste.

Lot - is the yard the right size? How usable is the yard? Does it slope or is it level?

Location - we use maps to know where the property is located, but how easy is it to get in and out of the neighborhood? What do the surrounding properties look like? Are there power lines, water towers, or train tracks right behind the property?

Layout - sure maybe a wall could be moved, but in reality if the floorplan is not functional for you it's probably not a fit.

While focusing on these items is always recomemend, it has become more crucial with the current lack of available homes for sale. If the lot, location, and layout are a fit for you, but you don't like a bedroom that's painted pink, it's a minimal cost to update that color so that home is really a great fit!
