The list price is really about STRATEGY. It’s not necessarily what you think the house is worth, and it’s definitely not always the price you’re going to get. It’s a key part of the selling game.
So, what strategies are we talking about? Here’s the breakdown:
1️⃣ Under Market Value: This can bring in tons of eyes, lead to multiple offers, and even push the sale price above asking. Perfect if you want to create some buzz!
2️⃣ At Market Value: Great when you have a clear goal for how much you want and prefer not to deal with lowball offers. It may limit your pool of buyers a bit, but those who are interested are serious.
3️⃣ Over Market Value: A bit riskier—your home might stay on the market longer. But if you just want to test the waters or you have an updated home in a hot market, it can work. This is also a good move if you’re in no rush to sell.
