Sold in 78745! We received 2 offers after 3 days on the market and contracted on day 4, $10k over ask.
Although it looks like an easy job, all the big work was done leading up to listing. Multiple contractors came in and touched up in various places where it made sense for presentation & price. The process of decluttering and cleaning. Constantly watching the market before locking in on my clients number. It’s a full concierge service.
Right now pricing and presentation is more important than ever. Buyers have lots of choices. You have to price well, but not leave $$ on the table at the same time.
Ultimately it played out exactly as I predicted with where we landed and timing.
Hiring an experienced Realtor that understands how to present your property and price it right is so important.

Wonderful morning volunteering for in the neighbourhood. As we were picking up trash we came upon this birdie sat in the grass. Seemed very strange at first that they didn’t move. We decided to leave them there whilst we completed our pickup section.
On return we found them in exactly the same place. 😔 I slowly moved my hands around them, trying to look for injury and then they hoped up onto my hand 😮 . Then arm! We decided to take them to animal rescue…but a neighbour pulled up. Apparently this is a baby bird. Still learning to fly, and like deer, they sit in the grass, very still. Trying to evade predators. Learn something new every day! Look forward to seeing our friend in the sky..

Took the family up to the new spot in Cedar Park last week for their soft opening…As with all their locations it was spot on. The combination of vibrant interior design, excellent service and delicious food carries through all of their locations - we’ll be back! We all loved the eggplant appetizer. The Dan Dan noodles are delicious, even a spice wimp from England (me) can handle the flavourful spice in them. And then the Chimichurri fish taco plate - all great shareables. If you like sharing food that is.🤪
