What a whirlwind couple of months it’s been! I’ve been quiet but definitely not still. With the ice storm in Austin, we personally were without power and heat for 102 hours and things seemed to snowball from there. ❄️

But although quiet, I’ve been hustling and bustling in this intense Austin market and most agents are working around the clock for their clients. It’s been exhausting all the way around. We’re still in inventory crisis mode with 2 weeks of inventory (a balanced market is closer to 6 months) and those wanting to sell aren’t able to find anything to buy so most often stay put. Meanwhile, interest rates creep up slowly changing the affordability in an inflated market. While we’ve lost some, we’ve also had great success and celebrate each win for our clients every step of the way. Here is a quick snapshot of what the market has been doing since the pandemic and it’s something I’ve never seen before - even with 16 years experience in this market.

I remind myself and other agents I coach to keep trying, keep pushing, keep smiling and most importantly, keep being kind. We’ll all get there together and one day look back and see how much stronger we all are because of it. Much love to each of you.

A crazy week followed by a crazy weekend! How is it that I live in Texas but it’s 28 degrees and we’re under an ice storm? We lost power for 24 hours and made the most of it but sure did appreciate when all came back on.

Before the weekend ice storm of 2021, 3 of my clients heard “Sold!” Chrissy and Jack moved from Corpus and are excited to settle in Lakeway with their family, my long time friend/out of state investor scored a huge win with a south Austin duplex that many others tried for and my other clients closed on a gorgeous lot where they’ll build a beautiful lake home! February is the month of love and I sure have a whole lotta love for my clients. ❤️❤️❤️

Another first to share. My clients close tomorrow morning at 8am and today the seller, who also happens to be the agent, calls me to ask if my buyers want out of the contract. The reason? They can’t find anything and keep getting outbid in this market and don’t want to sell.

Slight problem I would say.

After much back and forth, between lender, buyers, seller, and title, I finally convinced the sellers, yes, they do want to sell to my buyers (who are living in a one bedroom hotel room for 30 days with their 2 small daughters). All it took was me agreeing to help them find a house to move to in the next 30 days because they “knew my reputation and ability to find off market properties”. Challenge accepted, I think. 😳 But at least my buyers get their house!

Another off market closing and we fought for this one all the way to the closing table. But that’s ok because when it’s “the one” you fight. This family has such a personal story that I’ll protect and not share but a reminder to me how personal and raw this business really can be. Tonight I said goodbye to a client. Aunt Jenny was 92 and a a firecracker to the end. A nun all her life, she lived alone but when it was time to move to assisted living, she had me sell her home and we were able to sell it in record timing, with multiple offers and well above list that would keep her comfortable the rest of her days. She was feisty and spirited and such a joy to those around her.

Tonight at the visitation, I walked in and was immediately met by family hugs. A few other family members are also clients and they all kept saying thank you and how much Aunt Jenny loved me and talked about me. I realized tonight I wasn’t just a Realtor to Aunt Jenny or her family - and it made me smile knowing that I made such an impact on all of them.

And Aunt Jenny, thanks for the referral! Tonight, Mrs White asked me to help her sell her 2 homes since you gave such a glowing review. Never did I think I’d get a referral from a client at her own funeral but then again there’s a first for everything in this business. 👼 ❤️

Spoiler alert! This one sold and we had multiple offers.

Whew! I was nervous about this house because my sweet clients only purchased it in September 2020 but due to age and health reasons, they needed to sell to move to Dallas closer to family. Typically when a buyer sells that soon, they're upside down and lose money on the sale but not in this case. We actually listed higher than they purchased and still had 8 offers in all above asking resulting in a 13% increase over the list price. I think my sellers are still stunned! Happy closing day, Mr. and Mrs. B!
