One of the things I love about commercial real estate is is much more like owning a business than owning property.

Unlike residential properties that are valued based on CMA's or comps, commercial property value is driven by the Net Operating Income (NOI) which is essentially the annual profit of the building.

So there is a level of control in valuation with commercial real estate that you don't get with residential investing.

I used to think I needed millions in cash to invest in commercial real estate until I learned about the syndication structure and the power of a team.

Let's say we're buying a $20M apartment building. Here's an example of how it could work.

$15M loan
$6M equity
95% equity from private investors - 5.7M
5% equity from operators - 300K

If there are 6 people on the operating team, that's just 50K each to own a piece of a 20M building.

Obviously there's alot more than money required to successfully own and operate an apartment building, but I've found most people assume they could never do it just because of money, and that's not the case.
