May brought encouraging signs for the Steiner Ranch market, with 12.5% more homes sold year-over-year and a sharp drop in the median days on market to just 8 days. The message is clear: buyers are still active, and homes that are priced appropriately are moving quickly.

The sold price per square foot dipped slightly (down 2%), while the sold-to-list price ratio remained virtually unchanged, suggesting overall pricing remains stable. Interestingly, May also saw several luxury sales close, including homes in the $2M, $3M, and even $4M price ranges.

While open house traffic has remained strong, showing activity appears to have softened somewhat as buyers take more time to evaluate their options. With mortgage demand easing and interest rates rising in recent weeks, buyers continue to focus on value - and for sellers, that means pricing strategy is more important than ever.

The next several weeks are especially important as we approach the typical summer slowdown around the July 4th holiday followed by back-to-school season.

April brought a modest 4% increase in homes sold year-over-year, while days on market rose from 20 to 29 days, likely due to growing inventory and more choices for buyers. The median sold price per square foot dipped slightly (down 4% to $271/sf), while the median sold price jumped 21%, driven in part by a larger number of $1M+ home sales this April.

Only 20% of April closings were cash purchases, and more than a third of homes experienced at least one price reduction before going under contract - a reminder that pricing strategy still matters in today’s market.

With mortgage rates climbing this week amid renewed global uncertainty, it’ll be interesting to see whether buyers pause temporarily heading into May, which is typically one of our busiest months of the year.
