A buyer’s market doesn’t mean every move is a good one. The goal isn’t simply to get a deal, it’s to make smart decisions that put you in the strongest position possible.

1. Extremely lowballing a seller.
An aggressive offer without justification can cause a seller to stop taking you seriously or respond just as aggressively, setting the tone for a difficult negotiation. A strong offer doesn’t have to be a high offer. The difference is strategy and justification. A professional can analyze the comps, market activity, days on market, property condition and other relevant factors to support your position with facts. When the numbers tell the story, even a lower offer can open a productive conversation.

2. Waiting for rates to drop before buying the right home.
No one knows exactly when rates will move or what the market will look like when they do. If the timing is right for you financially and you find the right property, don’t let speculation alone make the decision. Price, seller concessions, rate buydowns, taxes and other terms can all affect your monthly payment. Look at the entire transaction, not just the interest rate.

3. Starting your home search or paying off debt before talking to a lender.
Get clear on your financial position first. Looking at homes outside your actual budget wastes time, and paying off debt isn’t automatically the best first move. Depending on your financial profile, preserving cash for your down payment, closing costs or reserves may be more valuable. Talk to a qualified lender before making significant financial moves.

4. Skipping third-party inspections to save money.
There are plenty of places to save during a transaction. Due diligence isn’t where I recommend cutting corners. Even new construction can have issues that aren’t obvious during a walkthrough. An independent inspection gives you information before you make one of your largest financial commitments.

5. Going through the process without professional guidance.

This was not a transaction that simply needed to get to closing. It needed someone willing to understand the pieces, work through the complications, and stay with it when the easy answer would have been to walk away.

Because real estate isn’t always about finding the deal. Sometimes, the value is in knowing how to get the difficult ones done.

Buying a condo? Pending litigation, special assessments, inadequate master insurance, deferred maintenance, structural concerns, or other HOA matters can potentially affect financing, insurability, and the project’s warrantability.

That last point matters. Warrantability can affect more than your purchase today, it can potentially affect your pool of buyers and resale options later.

Ask what it involves, how the HOA is addressing it, and what financial exposure could ultimately fall on the owners.

With condos, you’re not only buying the unit. You’re buying into the financial health and risk profile of the community.

Comprar una casa no se trata solo de enamorarte de la propiedad. 🏡🔑 También se trata de saber qué investigar antes de firmar.

Estas son 3 cosas que como comprador NO debes pasar por alto:

1️⃣ Historial de reclamos del seguro — lo que pasó con la propiedad antes también importa.
2️⃣ Permisos y remodelaciones sin permiso — no todo lo que se ve bonito necesariamente se hizo correctamente.
3️⃣ Demandas o litigios legales de la HOA — pueden afectar desde tus gastos hasta el financiamiento de la propiedad.
