Just in from Market Research Advisor Väike O'Grady:

The Fed made it official today: first hike since 2023, rates now 3.75%–4.00%. But if you're waiting for mortgage rates to lurch higher on the news, you might be waiting a bit.

That move may have already happened. The 10-year Treasury, which mortgage pricing tracks far more closely than the fed funds rate itself, had already climbed to 5% over the past two weeks as bond markets priced in a hike that CME futures put at 92% likely. 30-year rates were already sitting at 7.2% before today's announcement. In other words: the market did the "reacting" in advance. Today isn't the shock; it's the confirmation.

That distinction matters for how agents talk about this, because it changes where the real risk sits. It's not that rates jump overnight; it's that the forward guidance removes any near-term path back down. That's a psychological shift more than a rate shock, but psychology moves buyers just as much as a payment calculation does.

Layer that onto an Austin market that already hit a speed bump in August, and the challenge grows. As we enter the fall season - typically a bit slower - we have plenty of inventory, especially in key price points. Sellers were already getting more flexible and may need to stretch just a bit more.

Thank goodness we're in Central Texas, where economic expansion and job growth are in our DNA.

Agents, coach your clients to make the best decision inside today's rate environment. It's going to be here for a while.
