July market numbers are in 📊

The Austin-Round Rock market continues to show signs of balance heading into the second half of the year. In July, we saw 2,833 pending sales (+4.1% YoY) and 2,739 closed sales (+4.4% YoY), while the median sales price landed at $435K (+1.0% YoY).

Homes are taking an average of 63 days to sell, giving buyers more time to make thoughtful decisions, while sellers are still seeing strong results with an average 93.7% list-to-sales price.

And on our end, Compass listings are averaging 97.9% of list price compared to the area average.

Bottom line? The market is moving, but strategy matters. Whether you're thinking about buying, selling, or just want to know what your home is worth in today's market, I'm always happy to help you make sense of the numbers.
