A property can look great on paper—or even better in person—and still not be a great investment.

When evaluating commercial real estate, there are several things I look beyond the property itself:

📍 Location: Is there existing demand, and does the surrounding area support the property's intended use?

💰 Income potential: What could the property realistically generate based on rents, occupancy, and the market?

👥 Tenant demand: Who are the potential tenants, and is there enough demand to keep the space occupied?

📊 Operating costs: Taxes, insurance, maintenance, utilities, management, and other expenses all affect the bottom line.

📈 Future growth: What's happening around the property? New housing, employers, infrastructure, and development can all impact future demand.

The most attractive property isn't necessarily the best investment. The numbers, location, demand, and long-term potential all have to make sense together.

That's where having the right guidance can make a difference.

Finding the right location is important, but the commercial lease terms can have just as much impact on your business.

Before signing, make sure you understand:

📋 What's included in the rent? Base rent doesn't always tell the whole story.

🔧 Who covers maintenance and repairs? Know what responsibilities fall on you vs. the landlord.

💰 What are the CAM charges? Common Area Maintenance costs can add to your monthly expenses.

🏗️ Is there a tenant improvement allowance? If you're customizing the space, find out what the landlord may contribute toward improvements.

🔄 What are your renewal options? Think beyond the initial lease term and consider what happens when it's time to renew.

🚫 Are there restrictions on how you can use the space? Your business use should align with the property's zoning, lease terms, and any applicable restrictions.
