The Austin-Round Rock-San Marcos MSA just closed July with a median sales price of $435,000 — up a modest 1% year-over-year. Closed sales hit 2,739 (+4.4%), sales volume reached $1.60 billion (+6.9%), and months of inventory settled at 4.7 (down 1.1 months). New listings dropped 2.8%, active listings fell nearly 10%, and pending sales rose 4.1%. Homes are taking 63 days on market on average, and sellers are still netting 93.7% of list price.
