Attention!!!

In Florida a new law was just signed that will remove permit requirements for certain residential work under a $7,500 threshold starting July 1, 2026. The law is HB 803 (“Building Permits and Inspections”).

Here’s the important part most headlines leave out:

* It applies to single-family residential properties
* The work must be valued at less than $7,500
* It does NOT apply to:
* electrical work
* plumbing
* structural work
* mechanical/HVAC
* gas work
* properties in flood hazard areas
* You cannot split one larger job into multiple smaller invoices to avoid permits.

Examples of work that may qualify:

* painting
* flooring
* cabinets
* drywall finishing
* cosmetic remodeling
* trim work
* non-structural repairs

Examples that still likely require permits:

* roof structure changes
* AC replacement
* water heater replacement
* moving walls
* electrical panel work
* plumbing alterations

The law was signed by Governor Ron DeSantis on May 7, 2026, and takes effect July 1, 2026.

One thing to be careful about: even if a permit is no longer legally required, insurance companies, HOAs, lenders, or future buyers may still ask for documentation showing the work was done by a licensed contractor and complied with code. That will probably become a major practical issue with this new law.

New York state legislators are weighing a new tax on all-cash home purchases over $1 million – 1% of the purchase price.

The tax is expected to generate $160 million in revenue for NYC alone, which could make a significant dent in the city's budget deficit. Lawmakers are also considering expanding the tax statewide, including into other centers of luxury real estate like the Hamptons and the Hudson Valley.

Combined with the state’s second home tax proposal, the real estate industry is already expressing its disapproval.
