Remember to always have a detailed lease to outline everyone’s responsibilities; tenant and landlord. That way if there is a difference of opinion always refer back to the lease.

If the lease is for more than one year have an attorney prepare it. It’s part of the ā€œStatutes of Fraudsā€, which has nothing to do with fraud per se and more to do with being heard in a court of law.

Always do what the lease says and enforce your rights as a landlord.
