Just like everything else in life, owning and maintaining a home comes with costs.

1. Closing costs: closing costs are typically around 3-5% of the total cost of your home, so it's important to build that into your budget.

2. Down payment: down payments vary depending on the type of loan you get, but they can be anywhere from 20-50%

3. Earnest money: when you make an offer on a house and have it accepted, earnest money is a deposit that shows you're serious about buying the place. If you end up buying the house, this money goes toward your down payment.

4. Property taxes: property taxes vary across regions, but homeowners can expect to pay 1,8-2,2% of your home's value each year in November for property tax. If you obtain a loan monthly tax bill includes in your loan payment

5. Insurance: insurance is another cost that varies depending on where you live and how much coverage you want, but expect to pay - somewhere between $1K and $15k depends on type of property and purchase price per year for homeowners insurance

Keep these expenses in mind as you start looking at houses, and be sure to work with an experienced real estate agent who can help answer any questions and walk you through any steps (or costs!) along the way. There’s a lot to consider when buying a home or building one from scratch!

So what are the pros and cons of buying and building?
