People who buy houses use a Realtor because it is FREE

(Yes those laws technically have updated since 2024 but the reality is that nothing changed except some paperwork)

So if you are looking for a “retail buyer”, a FSBO house will be their very last option, if it even gets to that point.

And since realtors know that over 95% of FSBO don’t sell on their own, they call you to get the listing.

Which will annoy you for weeks, coupled with the lowball offers from Investors who will try to wholesale the property to an actual real buyer and pocket the difference (which is more than a buyers agent commission)

So save yourself the heartache and hire a good agent from the start. I recommend interviewing at least 3 agents before making the choice.

Unpopular opinion: Realtors (should) never take a day off.

I see this highly debated online and a lot of agents talk about “setting healthy boundaries” but I don’t think that’s helping anyone.

If there’s a way I can move a transaction along and help a client I don’t care where in the world I am or what I am doing, I am handling it.

I worked an entire deal start to finish while in Europe on a 6 hour time difference and the client to this day has no idea that I would “work EST” to accommodate them. And I think that’s how it should be.

If your realtor makes you feel stupid and/or doesn’t explain the process then find the one that does! Theres 60k plus realtors in South Florida. At least 3 of us know how to do our job, I promise!

A good realtor should be able to analyze potential properties based on a number of factors, including

•cash flow
•appreciation potential
•tax advantages

and a lot more. In my opinion, Anyone should invest in Real Estate and you need a Realtor that knows how this works.
