Excellent information from Loan Officer Alex at Broadview.

Broadview has now introduced a downpayment assistance program for borrowers who make less then 80% of the area median income ($92,880) for most local counties. This is not a household income limit like most programs, but a borrower limit and there is not a cap on funds available. These borrowers are eligible to receive $12,000 to be applied toward their downpayment and closing costs. This is not a grant, but frankly a gift. They do not have to be first time homebuyers, nor is there any repayment obligation.

A good read.

Shows on HGTV have helped many sellers understand presentation and marketing, but they’ve also created some unrealistic expectations — especially between luxury homes and average-price homes.

A few ways this happens:

* Over-improvement expectations
HGTV often makes it seem like every home needs a fully remodeled kitchen, designer lighting, spa bathrooms, and custom staging to sell. In many $250k–$350k markets, buyers care far more about:
* cleanliness
* maintenance
* neutral paint
* functional systems
* realistic pricing
A perfectly clean, well-lit, uncluttered home can outperform an over-renovated home priced too high.
* Luxury staging doesn’t translate down-market
A million-dollar home is often selling a lifestyle. Buyers expect:
* professionally curated furniture
* architectural lighting
* magazine-style décor
* premium finishes
* emotional “wow factor”
A $300k buyer is often more payment-sensitive and practical. They may prioritize:
* monthly affordability
* condition of roof/HVAC
* storage
* parking
* layout
* commute
* HOA fees
* move-in readiness
Spending $15,000–$25,000 staging a $300k home often makes little financial sense.
* They underestimate regional markets
HGTV heavily features high-appreciation or luxury markets like Los Angeles, New York City, or Austin.
In many normal suburban or rural markets, buyers are not expecting “designer showcase” homes.
* TV compresses timelines
On TV, staging appears to instantly create bidding wars. In reality:
* pricing strategy matters more
* market conditions matter more
* interest rates matter more
* inventory levels matter more
* photography matters more than expensive décor in many cases
* They blur “staging” with renovation
True staging is usually:
* decluttering
* furniture placement
* lighting optimization
* depersonalizing
* improving flow
HGTV often treats staging like a full renovation project.
* They create unrealistic ROI expectations
Sellers sometimes think:
“If I spend $40,000 updating, I’ll automatically get $60,000 more.”
That is often false in middle-price ranges. Many improvements return only partial value. Over-improving for the neighborhood is very common.

For a typical $300k home, the highest ROI is often:

1. Deep cleaning
2. Neutral paint touchups
3. Flooring repair/replacement if badly worn
4. Bright professional photography
5. Landscaping cleanup
6. Decluttering
7. Proper pricing

Not necessarily:

* luxury furniture rental
* waterfall quartz islands
* designer wallpaper
* expensive built-ins
* high-end staging accessories

Ironically, one thing HGTV does get right is that buyers buy emotionally. But the emotional triggers differ by price point:

* Luxury buyers buy aspiration and exclusivity.
* Mid-market buyers buy comfort, affordability, functionality, and “nothing major to fix.”

That’s why a practical, clean, well-priced $300k house can sell faster than a heavily staged one that feels overpriced for the neighborhood.
