This one came from a referral — the buyer knew what he wanted, and we were able to secure the home under asking price (a rare win in today’s market).

The key? I reached out to the listing agent to learn what mattered most to the sellers. Their top priority was staying in the home until their new build was ready. By adjusting our offer timeline to meet their needs, we made our offer the clear choice.

Just helped my buyers make the move from out of town! 🏡
We toured a lot of homes—many virtually with video walkthroughs—and capped it off with a full day of in-person showings. In the end, we found exactly what they were looking for:
✔️ Ranch style to avoid the stairs
✔️ Fenced yard for the dogs
✔️ Primary suite with an en-suite bath

The only box we didn’t check was first-floor laundry—but that’s an easy fix by adding hookups in the 4th bedroom which was a bonus. Excited for them to start their next chapter in Seven Hills!

He was leaning toward new construction—until we toured this one. The 3-car garage sealed the deal, and the outdoor kitchen was the cherry on top.

We wrote a smart offer with an escalation clause and appraisal gap waiver to win it.
