How a bank statement loan actually works: no tax returns, no 1040s, no transcripts. I pull 12 or 24 months of statements, total the deposits, apply an expense factor — many programs use 50% — and that’s your qualifying income. $400K in deposits at 50% means we work with $200K, not the $50K on your return. A CPA letter or P&L can lower that expense factor and raise your number. Costs: more down (usually 10-20%), higher credit, reserves, rate above conventional. Bring me 12 months of statements.
