Another little reminder that you just never know where your next opportunity—or relationship—is going to come from.

A few weeks ago, I got a real estate lead from an unexpected (but very welcome!) source… my son’s teacher.

She reached out because her neighbor needed to sell a home, and it was an estate situation—probate, to be exact.

And this one had a few moving parts.

There was a really great attorney involved, 16 heirs, an unknown timeline for closing, and a home that needed some work.

The home itself, though? SO much potential.

It was in a wonderful, sought-after neighborhood that I knew would appeal to first-time buyers, someone looking to downsize, or anyone wanting to get into an established neighborhood at a price point that made sense.

I also knew it wouldn’t take long to find a buyer.

BUT… there was a catch.

Because of the estate, we needed to sell it at the appraised value, which can make things a little tricky when you’re trying to put the right buyer and the right numbers together.

So, I asked the attorney if I could quietly float the opportunity around off-market before we ever put it on the MLS.

And this is where the magic of relationships comes in.

I started making a few calls and talking to people in my network…

And guess what?

IT SOLD.

Before it ever hit the MLS.

No big marketing campaign. No sign in the yard. No open house.

Just relationships, communication, knowing the market, and having people who trust you enough to pick up the phone when you call.

I say it all the time, but this business is SO much more than buying and selling houses.

You can never discount the value of relationships.

Your kid’s teacher. Your neighbor. Your past client. Your friend. The person you met at an event six months ago.

You just never know who knows someone who needs someone like you.

And honestly? That’s one of my favorite things about this business.

Another home found its next owner, another family gets to move forward, and I’m incredibly grateful I got to be a small part of making it happen.

Well… THAT didn’t take long!

Meet my newest home buyers—and this crew is extra special because we have a few things in common: fellow Purdue Grads, a Veteran, AND they were referred to me by a past client!

They started looking just about a week ago and did what every good buyer should do… they went to some open houses and proceeded to NOT be impressed.

Then they walked into 1637 Kilkenny and basically said, “Yep. This checks off everything on our list.”

"Say less!" as the kids say the days

This was the first house they saw that they actually loved enough to consider writing an offer on—and here we are… UNDER CONTRACT!

I absolutely love when a house makes the decision easy. No convincing. No “well, maybe we could…” Just, THIS IS IT.

And the fact that they came to me through a past client makes this even sweeter. I say it all the time, but I truly mean it—when someone trusts you enough to send their friends or family your way, that means SO much. I don’t take that trust lightly.

Congratulations to these two! I’m SO excited for you and cannot wait to get you to the closing table!

A heartfelt thank you to Morgan County Division of MIBOR for giving me such a warm welcome! 🫶🏼 It was so good to be in a room with such great people and seeing my girlies out supporting me!! ♥️

Today was a great reminder of why I’m so excited to be running for the MIBOR Board of Directors representing District 5. Being present, listening, learning, and building relationships across our divisions is so important to me.

I really enjoyed hearing updates from City Councilman Brian Culp and Sheriff-Elect Dan Downing, and I’m grateful for the opportunity to hear directly about what’s happening in our communities.

My goal is simple: to be a bridge between our local divisions and MIBOR — making sure our collective voices, ideas, concerns, and successes are heard and represented.

Sometimes finding “the one "takes a little patience… and a LOT of showings!

My high school friend flew in from Florida for just 3 days, and we hit the ground running! We saw several homes we thought might be it— and even went back to a few of them to really dig into what the renovation costs would look like.

Unfortunately, one by one, we realized they just weren’t going to be feasible. I could completely understand her frustration. She was ready to find her home, and the right one just wasn’t making itself obvious.

So she headed back to Florida, and we switched into virtual home shopping mode! Her brother became her eyes and ears when he could, and we kept looking, touring, talking, and narrowing it down.

Then we walked into Gale St.

We actually had TWO other homes on our list to see… but she took one look and said:

**“WRITE THE OFFER. THIS IS THE ONE.”**❤️

And just like that—we knew.

Sometimes the perfect home isn’t the one you expect. It’s the one that makes you stop looking.

So excited for my friend and this next chapter! And I’m SO glad we didn’t let the frustration win.❤️

This one is different.

My beloved grandparents’ condo is officially UNDER CONTRACT.

This has been the most personal sale of my career, and getting this home ready to sell has been such a strange mix of emotions.

We had an estate sale. We painted the sunroom where our family spent so many holidays together. We painted the baseboards and cleaned the carpets that our kids once rolled around on. We walked through rooms filled with years of memories, laughter, family gatherings, and so many little pieces of a life well lived.

There were definitely moments when it felt bittersweet.

But I also know my grandparents would be so excited and so happy for what comes next. I know they would be proud of the effort we put into bringing their home forward in the very best light possible.

This sale feels like more than just a real estate transaction. In many ways, it feels like putting the final stamp on one chapter as our family enters a new one without both of them here.

And I can hear them saying exactly what they always did:

“It’s just a house, and it’s just stuff. We’ve taken all the important
things with us already.”

And they were right.

The important things were never the walls or the furniture. They were the people, the memories, the traditions, the laughter, and the love that filled this home.

So, while it’s bittersweet to let it go, I’m choosing to be grateful for
everything this little condo gave our family.

And now, I hope the next owners fill these walls with just as much love, laughter, holidays, family, and wonderful memories as we did.

Here’s to the next chapter.

**Closing Day at 654 Kentucky St!**

Nearly **5 years ago**, Kelley trusted me to help her purchase this home. Today, we got to sit at the closing table together again—this time to sell it!

This one definitely came with a few twists and turns. We had a last-minute stall when the buyer’s out-of-state home didn’t close, which meant waiting another 30 days to close with that same very strong buyer. Through it all, Kelley stayed patient and trusted the process.

And in the middle of all of this? She found out she was pregnant at the beginning of the journey—and now we know she’s expecting a **baby girl this December!**

What a joy it has been to walk alongside her through such a huge season of life.

I say it all the time, but I truly mean it: **I don’t take the trust my clients place in me lightly.** And when a past client comes back to me years later and says, “I want you to help me again,” it means more than I can put into words.

Congratulations, Kelley! I’m so excited for everything this next chapter holds for you and your growing family.
