Another little reminder that you just never know where your next opportunity—or relationship—is going to come from.
A few weeks ago, I got a real estate lead from an unexpected (but very welcome!) source… my son’s teacher.
She reached out because her neighbor needed to sell a home, and it was an estate situation—probate, to be exact.
And this one had a few moving parts.
There was a really great attorney involved, 16 heirs, an unknown timeline for closing, and a home that needed some work.
The home itself, though? SO much potential.
It was in a wonderful, sought-after neighborhood that I knew would appeal to first-time buyers, someone looking to downsize, or anyone wanting to get into an established neighborhood at a price point that made sense.
I also knew it wouldn’t take long to find a buyer.
BUT… there was a catch.
Because of the estate, we needed to sell it at the appraised value, which can make things a little tricky when you’re trying to put the right buyer and the right numbers together.
So, I asked the attorney if I could quietly float the opportunity around off-market before we ever put it on the MLS.
And this is where the magic of relationships comes in.
I started making a few calls and talking to people in my network…
And guess what?
IT SOLD.
Before it ever hit the MLS.
No big marketing campaign. No sign in the yard. No open house.
Just relationships, communication, knowing the market, and having people who trust you enough to pick up the phone when you call.
I say it all the time, but this business is SO much more than buying and selling houses.
You can never discount the value of relationships.
Your kid’s teacher. Your neighbor. Your past client. Your friend. The person you met at an event six months ago.
You just never know who knows someone who needs someone like you.
And honestly? That’s one of my favorite things about this business.
Another home found its next owner, another family gets to move forward, and I’m incredibly grateful I got to be a small part of making it happen.
Relationships really are everything.
