Interest rates have you feeling a little nervous?
Understandable! But let’s see what we can do to work around that! Many options to get you the home you desire, while the frenzy of other scared buyers keep them at a stand still. Negotiating power is what you have right now as a buyer! Let’s use it to your advantage!

🏡 BUYING A HOME? DON’T FORGET ABOUT SELLER CREDITS!

In today’s changing market, there may be more room to negotiate than you think!

A seller may agree to give you a credit toward your closing costs, prepaid expenses, or discount points to help lower your mortgage interest rate!!!

For example, on a $500,000 home with a conventional loan:

• 10% down: Up to 3% seller credit = $15,000
• 20% down: Up to 6% seller credit = $30,000
• More than 25% down: Up to 9% seller credit = $45,000

💯These are maximum potential credits, not guaranteed amounts. The actual credit depends on your loan program, lender guidelines, eligible expenses, and negotiated contract terms. You cannot automatically receive the money as cash back. But let’s figure out YOUR options!

The rules are different for conventional investment loans, FHA, VA, and USDA financing, too.

💡 Why does this matter? You might be able to negotiate a seller credit instead of focusing only on getting the purchase price down. That could make a real difference in how much money you need to bring to closing.
