One of the biggest misconceptions in luxury real estate is that exceptional homes automatically command exceptional prices.

They do not.

I recently represented the buyer in the purchase of 23 Robkins Road in Avon, Connecticut, a spectacular luxury property originally positioned at $3.7M that ultimately closed at $3M after remaining on the market for well over a year.

The home itself was never the issue.

The scale, architecture, setting, and long-term potential were exceptional.

What weakened the outcome was the positioning.
