, I have them get pre approved so they know exactly what their purchasing power is. Then, I set them up with a customized home search on CT MLS based on their specific needs. When I find them homes they like, I schedule showing appointments for them and find out as much as I can about the property. When they are ready to make an offer, I show them similar properties that have recently sold to help them determine the price, assist them in writing up the offer, assist in negotiating the best price & terms as well as with inspections and appraisal if needed. I help SELLERS by first looking at their property, taking detailed notes and "before" photos. Then I look at the competition and recently sold properties to help them determine the best price positioning. Next, I let them know about my aggressive marketing strategy, provide a market analysis on their home and let them know of the many benefits Coldwell Banker has to offer. When they are ready to get started, I will come back to fill out necessary paperwork, schedule photos, take measurements and perform a home staging evaluation. After all the staging has been done, I will have beautiful photos taken that will go on-line. Then we will put their property on CT MLS. I am currently offering all of my clients either complimentary design services (help with floorplans, paint colors, etc.) or a home staging evaluation (where I go through every room of their home and write up an optional report of recommendations to get their home sold fast for the highest price possible).
