This one was difficult, but not for the reasons one might think. The U.S. average a person spends in a home is eight years. This sale was difficult because this family spent over three decades here. Prior to purchasing this home in 1987 it had sat empty for eight years. It became a labor of love as numerous updates and rehab projects began to take place. It was restored to it's original charm, a sight to hold as you travel south down Jefferson Street. They raised three girls here. These walls witnessed first steps, first birthdays, first proms, first loves, break-ups, promotions, and graduations. This was home to thirty-six Christmas mornings, Thanksgiving feasts, Easter egg hunts, and welcomed new family members as the girls married and started families of their own. Those memories will last forever, but so too will the emotional bond this home represents to this amazing family. A love like that is difficult to leave behind. They start over in a new house, where new memories will be made, and new firsts witnessed. So long old friend. I know this was difficult and I am grateful you trusted me to lead you through this transition. This is a bittersweet day, but it is also one worthy of celebrating. One day! Listed and sold in one day. Back in 2021 and 2022 this wouldn't be much to talk about. But coming off the worst real estate market in thirty years, this is actually a lot to talk about. The fact that it sold so quickly speaks more about my sellers, than me. This house was immaculate. You could eat off the floors. We talked about a plan and they executed the plan to perfection, blowing my expectations away. The fact that it sold in one day is a testament to their hard work and attention to detail. 80 days! It's hard to believe this condo was on the market for 80 days. The reality is that just because a home sits does not mean there is something wrong with it. It does not mean that it is overpriced, or in a bad area, or needs updated, or has bad marketing. Sometimes you look at the data and the data reveals a completely different story. One that suggests, occasionally, you just have to be patient. Sure, we looked at options that might help generate "ANY" activity, but ultimately we decided to remain patient. This past week the showings started coming and we knew our time had arrived. In the end we received multiple offers AT list price. I am so excited for my seller. She is the neatest lady, full of spirit and energy and I am grateful for her trust throughout this process. I wish her all the best and hope she enjoys the comforts of her new home! Congrats!

Lake homes DO sell in January! I met a friend for lunch in mid-December. As we were on our way out the door, I mentioned that I had a friend/client looking for a lake home. He immediately had a contact that came to mind, and we called him, right there. He said he wasn't quite ready but to call him mid-January to discuss further. We talked via phone Monday, January 8th. On Thursday, January 11th, my client and I met him at his lake house. Sunday, January 14th, we were back with my client's family. On Tuesday, January 16th, I met the seller for lunch and we negotiated and discussed an offer. On Wednesday, January 17th our offer was accepted, and the deal was signed. My friend was looking for a unique home. Something a little rustic. Something unlike a normal home you would find in a neighborhood. Mission accomplished! A home, not on the market, became their reality. I am so stoked for them, and I know they are going to have one hell of a time for many summers to come. Moral of the story, relationships matter and I'm always hustling.
