Thankful for the buyers who skipped the inspection in order to win the bid on a property who hired me after the fact. This subpanel located in their garage is an absolute mess and fire hazard!

I often see the TPR valve installed without the required discharge pipe, and as simple and cost effective of installing a pipe is, most people do not understand the seriousness of neglecting that step. The primary purpose of a TPR valve is to release pressure if the temperature becomes too high. This water is super heated and with out the discharge pipe installed to within six inches of the floor can scald anyone in the general area of the water heater. Simple solution- go to any home center and purchase a discharge pipe and screw it into the bottom of the TPR valve
