Walking through a home? Don’t just admire the kitchen — ask the right questions too.

🔧 The basics: roof age, HVAC, electrical, any water damage
🏢 If it’s a condo: HOA fees, reserve fund, rental rules
📍 The area: school district, parking, nearby development
📋 The history: permits pulled, why they’re selling, price drops
💰 The offer: closing timeline, other offers in play, what’s included

Honestly, if you ask me what’s happening in the Boston market right now, it really comes down to one thing: there are way more buyers than there are homes available, especially in the North Shore and MetroWest areas.

Think about it—everyone wants to live in these communities. On the North Shore, you’ve got beautiful coastal towns, great schools, and easy access to Boston. In MetroWest, people love the suburban lifestyle, strong school districts, and larger homes. The demand has been building for years.

What’s interesting is that even with higher mortgage rates, buyers haven’t gone away. They’re still looking. They’re still making offers. The difference is there just aren’t enough homes hitting the market. So when a nice property becomes available, it gets a lot of attention very quickly.

That’s why prices have remained strong. It’s not because sellers are flooding the market—it’s actually the opposite. Inventory is still incredibly tight. I talk to buyers all the time who have been searching for months waiting for the right home to come up.

So whenever someone tells me the market is slowing down, I say, ‘Maybe it’s not as crazy as it was a few years ago, but demand in North Shore and MetroWest is still incredibly strong.’ The biggest challenge isn’t finding buyers. It’s finding enough homes for them to buy.
