Bonus you're buying a house that has a hot tub included🤩 Make sure it's running properly & no leaks, otherwise it's not much of a bonus.

Sprinkler system water has to be on for the season to be inspected.

Well Flow & Pressure Test.

It's a 2hr test evaluating the well's capacity to deliver adequate water volume (GPM), and pressure (PSI), to ensure the system meets household demands without running dry.
Can do a 4hr test upon request.

Next additional service we offer is, Well Water Quality Testing.

If you're selling your home & your water source is from a well/spring, then it is your responsibility to have the water quality testing completed for the real estate transaction. The lab results are good for 1yr.

We use a Oregon based testing laboratory that is NELAP Certified.

Real estate testing is for Nitrates, Arsenic & Bacteria/E.Coli. Lead can be added if desired.
We offer this service to homeowners also & we recommend having your water tested every 1-2yrs.

We use a specialized infrared camera to scan areas of the home to detect hidden, non-visible issues. This real time technology excels at locating hidden moisture(leaks), missing/damaged insulation, electrical hotspots & HVAC ductwork leaks.

WDO = Wood Destroying Organisms
If you are purchasing a home with a VA Home Loan, then this service is mandatory to be included with the General Inspection, per your VA Home Loan Mortgage Lender.

1st up is, Sewer Scope Inspections.
Here are a few reasons why to get a sewer scope:
*You're buying a older home (outdated, sagging/broken pipes)
*Trees on property (root intrusion)
*Possible blockages from past owners/tenants

Sewer/Plumbing issues can end up costing you thousands of dollars to fix. You get a sewer scope during your home inspection & we discover a problem, then you have the opportunity to negotiate the repair to be done by the seller before closing.
