The clients I had for this property have been long time friends of mine, stretching back many, many years! I am so grateful they have trusted me with their real estate needs again.
This was one of the first investment properties they purchased close to 7 years ago. It has served them well as a rental and as you probably know, home values have gone up significantly in the last 5+ years. Because of that this home gained a lot of equity since they bought it. The sellers now want to upgrade to another investment property so they are completing a 1031 exchange, selling this house and rolling all proceeds into another property of similar or better condition with no current tax consequences. Basically, they are making their equity work for them instead of them working for the equity. Brillant plan!
