Zillow! Zestimates! Let's talk about it real quick... So you want to sell your home by yourself without an agent. You don't need to comp your house right? You can just use zillow to find out what your value is. Well let's look at my previous closing. The zestimate on this home was $303,000. Now say you listed your home without an agent and did for sale by owner and you listed at $303,000 and you got an offer at asking price and you accept it!!! Cha Ching!!! You just got top dollar for your home right? 💰
WRONG!!!!
This home actually appraised at $320,000 and there were comps in the area to support it appraising at $320,000 and not $303,000. See zillow doesn't pull the comps in your area to give you the most accurate information to help get you top dollar for your home. Zillows also not going to send out a multiple counter when you have multiple offers on your home to help drive the price up.
Fun fact... did you know that most homes on the market right now are receiving an average of 3.7 offers on their home?
