In case you didn’t know, here’s how a buyer’s agent gets paid:

Standard practice is that the seller pays the real estate commission of both the listing agent and the buyer's agent, typically 5% of the home’s value. And while that’s true, the fee is usually wrapped up in the price of the home.

So, will you pay a buyer’s agent out of pocket? Nope.
But will you pay towards both agents’ commissions in the price of the home? Sure will.

Umm. Don't panic...but if you’re thinking of selling FSBO, you may be giving buyers a Black Friday Deal on your home. Here’s why:

The average FSBO home sold for $260,000 in 2021.
The average agent-assisted home sold for $318,000 in 2021.

That’s a difference of $58,000, folks! Factor in agent commissions ($19K), and you still have a difference of $40,000 when you use the professional services of an agent.

The Black Friday takeaway? If you’re thinking of selling, don’t leave thousands on the table that should be in your pocket.

Work with an agent who knows your neighborhood, the market, and how to price your home just right.

Looking for an agent like that? I’d love to help! Send me a message, and let’s chat.

Have you ever wondered what fees buyers pay besides a down payment? Well, here’s a starting point and estimated costs:

- Earnest money (Deposit) - 1-2% of the sale price.
- Closing costs - 3-6% of the home’s value
- Mortgage origination - 0.5-1% of the loan amount
- Appraisal and home inspection fee - $300-500 each
- Credit check - $20-30
- Title search - $75-200
- Title insurance - 0.5-1% of the sale price.

If this post has given you a firmer grasp on what to expect, then you might be interested in a buyer consult — a non-committal discussion about your needs, wants, and timeline.

Send me a DM, and we’ll set something up. I look forward to hearing from you!

Heyyy buyers, ever heard of an “off-market” property? Spoiler alert! It’s something you’re going to want to know about.

“Off-market” properties are for sale but aren’t listed on multiple listing services. The benefit? They give you additional inventory, more opportunities to save (when commission is low), and a chance to sidestep the competition.

Curious about off-market properties in a neighborhood you want to move to? DM me, and let's chat!

When you move into a new home there are a ton of things that need to be done. Many things you already know, but there are a few things you don't want to forget about. Here’s a checklist for after the big move. Cross these off one by one, and you’ll be kicking back in no time!

1. Call the utility companies to get everything up and running in your name.
2. Do a slow walkthrough taking notes and photos of any tasks, repairs, or cleaning you need to do.
3. Keep a running list of items you need from the store.
4. Change the locks on the exterior doors and reset any remote access codes.
5. Set up the bedrooms first and unpack the kitchen second. Dinner tonight? Takeout. 100% takeout.
6. Introduce your four-legged friend to their new world. Walk the boundaries of your property, and be patient with his exploring.
7. Change your address at the post office and order “I’ve moved” cards to let your family and friends know your new address.
8. Meet the neighbors and ask for referrals for any service providers you need. Be sure to ask about social media groups related to the neighborhood.

The first few days after move-in day are so exciting…and exhausting. Don’t worry — it’s only temporary!

Wondering what happens during a seller consult? Simple - I'll listen, learn, and strategize so we can get your house sold!

Plan on lots of questions coming your way so I can get to know you and your property. Questions like:

1. Why are you moving? How soon will you need to move?
2. What do you love about your home? What would you change?
3. What is most important to you: getting the highest price or selling in the shortest amount of time? (I'm pretty sure we can both!)
4. What selling price would thrill you? Discourage you?
5. Are there any nuisances or fussy neighbors to note?
6. Any current or past problems with the home? Lead paint or other disclosures?
7. Have you completed major renovations or upgrades? When?
8. What agent services are most important to you?

We’ll also talk prep, staging, pricing, and marketing. If it sounds like a lot, don't worry! You just show up, and I'll handle the rest.

Ready to get started? DM me, and let’s find a time to connect today!

Are you thinking about buying a home?
Have questions about the process?
Unsure of where or how to begin?

You need a buyer consult.

During the consult (AKA you and me having a chat), I’ll break down the process step by step, answer your questions and talk through your concerns, discuss your housing wants and needs, and talk through ways to make your offer shine to sellers.

Ready to get started? I'm here! Send me a DM, and let's find a time to connect.

Ever heard of the BRRRR method? (AKA – Buy, Rehab, Rent, Refinance, Repeat)

It is an investment strategy that’s designed for flipping distressed property, renting it out, then cash-out refinancing it to fund future investments. It can be a smart and savvy way to build your rental portfolio and enjoy some not-too-shabby passive income.

Wondering how to get started? Send me a DM — I’m happy to help!

In today's market... don't wait for rates to come down. Most likely they are going to continue to go up for the next year.

The biggest misconception I hear about buying right now is that it’s smart to wait for interest rates to come down.

You DON’T need to wait!

What DO you need? If you know you’re ready to buy, you need an agent who knows the market in your desired location and a trusted lender who can help you understand what you can afford.

The truth is if you buy at today’s rates, you can always refinance if rates drop. But if you wait with the hope of rates coming down, you can't go back and borrow at today's rates if that doesn't happen.

So the next time you think to yourself, “Maybe I’ll wait.” Don’t do it! Let me at least show you homes in your price range so you can make a decision based on facts.

Is the above you? Have you been struggling to decide about buying now vs. waiting? DM, and let’s talk - no strings attached.
