Pretty exciting...today is the day I get Johnny Guerrero to come out and take pictures of my personal residence that I am listing for sale this week. This is what the living room looks like. Office to the left, family room to the right, and glass double doors to the backyard.

I am sure going to miss this house and all the gatherings with family and friends. So many good memories.

I wish more Buyers Agents would just come out and ask Listing Agents what offers look like BEFORE they submitted another offer. Having more of the same offers doesn't really help buyers or sellers. Nothing prevents Listing Agents from disclosing what the other offers look like, unless Sellers specifically request otherwise. But...do you think my Sellers want a whole bunch of the same offers or offers that keep getting better until all the right terms are finally achieved.

Of course I have met plenty of Listing Agents who refuse to disclose what the other offers are. I don't get it but to each their own.

No, price isn't always the biggest decision as there are many other important terms to consider. And I probably do lose a fair amount of offers since those buyers wont be submitting an offer if their offer isn't competitive...but I am not sure if that's entirely bad. Goal is not a "bidding war" but instead just trying to be open/honest.

This is a snap shot of how my CRM keeps track of offers. Its a CRM that I custom built myself that has a bunch of cool automation functions. Many agents around town have received my automated messages. Each blue line is a hyperlink so I can write notes about the actual offer details or notes about the buyers agent or notes about the buyers. Its kind of cool to have a history of people and data about their behaviors. Every phone call is logged, every interaction is recorded. I love it.

Any thoughts on California's new ADU rules? AB 1033 allows homeowners to SELL their attached or detached ADU.

How much would you pay for a 600 SF ADU? The ADU and primary home would now essentially be considered a condo with an HOA needed to establish maintenance of common areas.

For example, I have a 3 bed, 2 bath home with an attached 2 car garage. It was probably worth $300K before the ADU. Might be worth $350K with an ADU since ADU's DO NOT raise value of home all that much. But now, I can sell the main house for $280K plus another $200K for the ADU for a total of $480K which is a $180K gain. Crazy!

Super secrete Realtor report card! What can a report card tell you about a Realtor? Hmmm. Statistically, I perform WORST for my clients when I double end a deal (lingo for representing both buyers and sellers in a transaction). But, can anyone beat my SELLER side statistics where I BEAT the Bakersfield MLS market in list price vs. sold price? Show me and I will buy you a Starbucks! I statistically get my sellers MORE than asking price!

I LOVE DATA! MEASURE EVERYTHING!
