Most sellers assume that once a problem is fixed, it never has to be mentioned again.

That is not how disclosures work in most states.

What we knew, when we knew it, and whether it was disclosed becomes the conversation when deals fall apart — or worse, when attorneys get involved after closing. Water damage history, liens on title, lead paint, HOA disputes, past repairs… these issues do not disappear simply because they were not mentioned. Every homeowner has that running list of “we’ll get to it eventually” projects…

The deck that needs staining.
The fence with the loose board.
The bathroom fan that sounds like an airplane.

Summer is when that list suddenly becomes urgent — and by then, the best contractors and handymen are usually booked weeks out.

It doesn’t.

There are at least half a dozen moments between offer and closing where a buyer has real leverage. Most of them go completely unused simply because no one explained they existed.

The inspection period. The appraisal. The closing date. The final walkthrough.

Each one is an opportunity, if you know what to look for and have someone in your corner who knows how to use it.

Buying a home is likely the largest financial transaction of your life. You should walk into every step of it knowing exactly where your leverage is.

The home features buyers are paying a premium for right now didn’t even exist on buyer wish lists five years ago. 🏡✨

• Owned solar panels — not leased. Buyers know the difference now, and leased systems aren’t the selling point sellers think they are.
• EV charging in the garage. This has moved from “nice to have” to a deal factor for a fast-growing segment of buyers.
• Spray foam insulation. It doesn’t photograph well and rarely makes the listing remarks, but informed buyers light up when they hear it. Lower utility bills are a financial feature.
• Induction cooktops. Once overlooked — now specifically requested.
• Energy-efficient windows and doors with actual ratings attached. Not just “newer windows,” but real specs.

The buyers who care about these features are typically the buyers who close. They’ve done their research, they know what they want, and they’re not shopping on emotion alone.
