In Nassau, the tax line usually decides whether a Baldwin house is affordable, and most buyers look at it last.
Baldwin is in the Town of Hempstead, and the Receiver of Taxes sends two separate bills a year. The General Tax Bill goes out in January and covers the county, the town, and the special districts. The School Tax Bill goes out in October and is by far the larger of the two. Each is paid in halves, with the general halves falling in the January and July windows and the school halves in the October and April windows. The town itself keeps only about eight cents of every property tax dollar. Schools, the county, and the special districts take the rest.
There is a second trap. The bill you are shown may reflect exemptions the current owner qualifies for and you do not. A STAR or senior exemption follows the owner, not the house.
Ask for both bills, not one. Strip out the exemptions. Then run the payment.
The house gets priced once. The tax bill arrives twice a year for as long as you own it.
