Three U.S. Housing Signals for September
As someone who’s spent years immersed in Central New York’s real estate scene—both with top local builders and as a Certified™ New Home Specialist—I’m always tracking the larger U.S. housing trends that shape our local market. This September, we saw pending home sales turn slightly negative year-over-year, breaking their 8-month run of gains—a clear sign that higher borrowing costs are cooling buyer activity nationwide. Contracts are being signed less frequently, homes are taking about 60 days to sell, and mortgage rates have shifted from around 6% in late Q1 to the high-6% range.

For buyers, some leverage is finally appearing: the median list price ticked down to $424.5K, about 20% of listings saw price cuts, and delistings actually fell compared to last year. Active inventory is up roughly 4%, but even with more homes on the market, national inventory remains about 11% below typical pre-pandemic levels—reminding us that the housing shortage is still very real, despite current buyer hesitation.

Industry experts are focused on how sellers adjust their strategies, changes in delisting behaviors, and whether we’ll continue to see regional differences narrow as buyers and sellers adapt to these firmer borrowing costs. Even with a 1.8% year-over-year rise in median sale price, the median asking price has actually edged down 0.1%. Higher mortgage rates and economic uncertainty are definitely shaping these numbers. If you’re considering a move or weighing your options, it’s important to keep these trends in mind—especially if you’re looking for new construction or want a local’s perspective on how national stats impact our Syracuse community.
