Large missing knockout in the dead front — an open hole straight to the bus. Rust at the breaker cutouts. Handwritten GFI and GAR labels on the right.

Open dead fronts leave live parts accessible. That is a shock hazard, not a cosmetic miss. Listing photos never show this. Buyers need someone who opens the panel.

Inside an electrical enclosure from a recent Cenla inspection.

Cloth-braided cable with the outer sheath frayed open. Pinkish inner insulation worn, bare metal strands sitting exposed. Shock and fire risk — this needs a licensed electrician, not a DIY wrap.

Listing photos never open the panel. Buyers need someone who does.

Four things I see on Cenla roofs that buyers miss from the curb.

1) Granules gone — fiberglass mat showing. That shingle lost its UV armor.
2) Exposed nail head through the shingle. Fasteners belong under the course above them.
3) Gutter guard with a hole punched through — leaves on top, sludge already inside.
4) Torn shingle with more granule loss and a split in the tab.

None of this shows up in listing photos. That’s why we walk the roof when it’s safe to.

How to know where your water heater pan and drain go.

Look for a pan under the tank, a drain line that exits, and no standing water or rust at the base.

Standing water, heavy rust, or a missing pan drain = call a plumber.

Buyers: we document this on every inspection.

Under the kitchen sink from a recent Cenla inspection.

That bubbly mess at the grey-to-white slip joint is an active drain leak — not caulk, not silicone. Soapy water foaming out of the connection. Green corrosion on the shutoff, rusty clamp on the dishwasher hose, cabinet staining where it keeps dripping.

Listing photos stop at the countertop. Buyers need somebody looking under the sink with a flashlight.

Pool equipment from a recent inspection.

No equipment bonding — the bonding lug is empty and the bare copper is just sitting on the rocks. Chronic leak at the pump: wet wall behind the pad, wet rock, algae where water keeps pooling.

Water and electricity in the same pad, and the bonding path isn't there. Listing photos stop at the waterline. This is why buyers walk the equipment pad with an inspector.
