Every year I focus on being the best version of me. I re-evaluate my goals and think on how I can improve. Last year I took time out to bond with my son and navigate my new roll as a mom. Sometimes it seems like it would be easier and faster just to list your home on your own. The market is hot, so why bother with a real estate agent?

But listing your home by yourself can put you at a disadvantage and result in your home selling for less than market value.

Here are a few red flags to watch out for if you list your home on your own:

🚩 Incorrect listing price: Pricing your home correctly is one of the most challenging parts of selling because its market value is dependent on so many factors. Most sellers overprice their homes, which leads to a lack of interest and stagnation on the market.

🚩 A lack of staging: When buyers go to a showing, they want to be able to imagine their lives in your home. This is why staging is so important. But because many owners haven't had to stage a space before, they often don't do enough to turn their home into a blank slate.

🚩 Negotiation mistakes: If you find a buyer, negotiating to make sure you get the best deal can be a challenge. It can be easy to push too hard-and lose the sale-or not enough and end up losing money to the buyers.
