My father walked past this school.

There were railroad tracks between him and the front doors of Matthew Whaley Elementary in Williamsburg, Virginia.

On the other side of those tracks was a building he was not allowed to enter.

Years later, I went to Matthew Whaley.

Same brick building.
Same front steps.
Different generation.
Different America.

Still imperfect, but further along than the one he was handed.

This weekend, I drove past it and felt something I don’t have a clean word for.

Pride.
Gratitude.
Responsibility.

Later, my father sat in his chair and held my grandchild.

Four generations.
One room.
One story still being written.

They didn’t walk past those doors so I could be comfortable.

They walked so I could build forward.

That is not just family history.

That is the foundation everything else is built on.

Sundays are what make Mondays matter.

Not because Monday is easier.
Because Sunday reminds you why you’re doing it.

Today was a little faith, a little family, and a little history in Annapolis.

Watching my daughter read the Alex Haley memorial reminded me that legacy isn’t built in one big moment.

It’s built in the small ones.

The walks.
The talks.
The lessons.
The example.
The prayers.
The quiet reminders that God’s plan is bigger than our schedule.

This project had everything:
Overgrowth, damaged exterior areas, trees everywhere, and even a pool that needed to be completely filled in.

At one point, the outside alone felt overwhelming.

But once the cleanup and rebuilding started, the entire property began transforming.

And honestly… that’s what happens with a lot of homes.

Sometimes the biggest difference isn’t fancy upgrades inside the house.
Sometimes it’s finally reclaiming the outside space that’s been neglected for years.

By the end of this project, neighbors were stopping to take photos of the transformation.

That’s the power of restoring a property the right way.

But buyers are asking bigger questions:
“How old is the roof?”
“What shape is the HVAC in?”
“Are there foundation problems?”
“What’s going to show up during inspection?”

And here’s the truth:
Cosmetic upgrades won’t distract serious buyers from major issues.
In fact, sometimes it makes them MORE suspicious.

Funny how a cracked driveway can turn into a bigger conversation about life.

Sometimes we stay in places just because they’re familiar, even when we know deep down they no longer fit where we’re headed.

That’s why real estate is never just about property.

It’s about:
• Lifestyle
• Direction
• Priorities
• Growth
• New chapters

This housing debate is becoming a lot more complicated than people realize.

Maryland is considering changes that could limit landlords from checking the credit history of certain voucher applicants.

Supporters believe it helps remove barriers to housing.

Landlords argue it removes another layer of protection when renting out expensive properties.

And this is all happening during:
• A housing shortage
• Rising rental costs
• Increasing pressure on both renters AND property owners

The biggest question might be this:
If landlords feel like the risk keeps increasing… will fewer people continue investing in rental housing?

This conversation is way more nuanced than people make it seem

One side says:
“Bad credit doesn’t make someone a bad tenant.”
The other side says:
“Credit history still matters when you’re handing someone access to a very expensive asset.”

And honestly… both arguments make sense to different people.

That’s why Maryland’s proposed housing changes are creating so much debate right now.

At what point does protecting renters start feeling too risky for landlords?

Or are landlords relying too heavily on credit scores in the first place?

People are REALLY divided on this one.

Maryland is considering a proposal that could stop landlords from checking the credit history of voucher applicants before approving a rental.

Some believe this creates fairer access to housing.

Others feel landlords are losing more control over protecting their properties and investments.

And honestly… both sides think they’re right.

So where should the line be drawn?
Should credit history still matter when applying for a rental?
Or should voucher holders be protected from that screening process?
