$6,000 a month in short term rent🤔🤑 How much is your rent???

Majority of bookings occur less than 30 days out. With an Occupancy rate of 50%, my profit forecast at 90% occupancy is over 6k for July for a 2 bedroom in Baltimore where the avg rent is~$1400

Tip 1: Know the market and don’t undercharge.

Tip 2: Focus on profit first and not occupancy rate!

Swipe left: this am I received two bookings more than 90 days out...why? If you don’t know, NFL schedules have been released, fans are planning ahead! 🗓

You too need to plan ahead!
🗒Here’s what you need to do:

#1 Print MLB and NFL schedule for each city you have Airbnb near.

#2 Go to Airbnb app and adjust normal weekend and nightly rate by increasing at least 25% for the corresponding game days and weekends (if normal rate is $100 per night, go up to $125 on game)

#3 Monitor inquiries and booking request remember: Clicks>Requests>Inquires>Bookinfs
The goal is for convert all inquiries to bookings if they meet your booking requirements.
If you’re receiving too many requests and not enough bookings, your ranking will decrease and a price decrease may be necessary to reverse ranking decrease.
Page 1 of results is where we need to be.

Comment any additional questions!

#4 Adjust if not booked 30 days out, decrease by 1/2 of the increase.
The further out the date, the higher the price should be. Decrease asking price as date approaches.

This simple trick can increase your revenue and maximize profits by a minimum of 25% per booking!

I can’t ever express how much the details matter! Airbnb is now more popular than ever and everyone has a strategy to get one but over the course of the pandemic several didn’t make the cut!

Pay attention to what guests want and value and you will always be booked and more importantly booked at the right price! 🤑
