Okay, thinking about buying a home or exploring the idea? Wondering how much money to bring to the table?

Here's a breakdown of upfront costs:

1. Earnest Money Deposit (EMD): Typically the first out-of-pocket cost, it shows the seller your commitment. Usually 1% of the home's purchase price, due 72 hours after offer acceptance. For instance, on a $150,000 home, the EMD would be $1,500.

2. Inspection: Protects you from buying a 'lemon' by revealing major defects. Costs range from $300 to $500, payable within 7-10 days of offer acceptance.

3. Appraisal: If you're offering $100,000 for a home, wouldn't you want to ensure it's truly worth that much or more? Appraisals confirm the home's value compared to the offer price. Prices vary from $300 to $500, usually conducted mid-escrow.

4. Down payment: Depends on the loan, typically between 3% to 3.5%. This is due at closing.

5. Closing costs: Covers paperwork processing by the title company, ensuring a clear title. Usually 1-2% of the loan, due at closing.
