Active listings surge in the Baltimore metro area, but foot traffic lags. At the end of July, there were 7,201 active listings on the market across the Baltimore region, a 20.0% increase from a year ago, and the highest inventory level since 2019. Despite more choices on the market, home shoppers have been holding back. Total showings across the metro area fell by 4.4% year-over-year, driven by sharp pullbacks in Baltimore City and Baltimore County. Fewer home tours have translated into few offers. The number of new pending sales was down 3.1% in July, hitting the lowest July level since 2011. The upper end of the market outperformed in the Baltimore metro area. In July, the regional median sold price was $437,750 which was a 4.2% rise from a year ago. Anne Arundel County led the price gain, with the median rising 8.9% year-over-year.
