With September right around the corner, I thought I'd combine a few useful fall reminders with a quick look at what's happening in our local real estate market.

**CHRISTOPHER'S MARKET MINUTE**

The latest Maryland REALTORS® statistics show home prices continuing to rise in both Baltimore City and Baltimore County.

**Baltimore City:** The median sale price was **$266,500, up 6.6% from a year ago.** Homes sold in a median of **17 days**, with approximately **4.5 months of inventory**.

**Baltimore County:** The median sale price was **$400,000, up 2.8% from a year ago.** Homes sold in a median of just **8 days**, with approximately **2.1 months of inventory**.

Meanwhile, the latest Freddie Mac survey puts the average **30-year fixed mortgage rate at approximately 6.67%**.

**What does that mean?**

Despite higher borrowing costs, home values remain strong. Baltimore County continues to have especially tight inventory, while Baltimore City is offering buyers somewhat more selection and negotiating room.

Of course, real estate is extremely local. What's happening in your neighborhood — or even on your street — can be very different from the city- or county-wide numbers.

**A QUICK FALL HOME CHECK-IN**

As summer winds down, it's also a good time to:

* Check gutters and downspouts before the leaves begin falling.
* Have your heating system serviced before you need it.
* Check trees and landscaping for dead limbs, overgrowth and drainage issues.
* Walk around the exterior and look for peeling paint, failing caulk, loose shingles or other small repairs.
* Check your home's current market value.

Even if you're not thinking about selling, I think it's worthwhile to know how one of your largest investments is performing.

The Baltimore figures come directly from Maryland REALTORS®' June report: City median price rose from $250,000 to $266,500, while County rose from $389,000 to $400,000. ([Maryland Association of REALTORS][1]) Freddie Mac's most recently published survey has the 30-year fixed average at **6.67% as of August 13**. ([Freddie Mac][2])

Next I'd redo the **fall graphic** so it says **Baltimore City + Baltimore County** and has the Market Minute numbers prominently displayed.
