"The five new Port Covington buildings are scheduled to begin delivering in late 2022. This development phase will have 440,000 sq. ft. of office; 586,000 sq. ft. of residential from 537 total housing units which break down as 367 market-rate residential dwelling units, 89 affordable dwelling units (ADU), and 81 extended-stay units; 116,000 sq. ft. of retail; more than 1,000 parking spaces; and 10 acres of parks and public space. Upon delivery of Chapter 1B, 20 percent of the residential units in Port Covington will be ADU."

“This is one of the most important projects going on in the state because it represents a major capital investment — over $100 million — in a neighborhood that hasn’t seen investment like that, at least in my lifetime,” said Bramble, who lives in Madison Park. “We are doing a statement deal, west of 83, saying, ‘We are here, there is exciting stuff here, there’s new housing opportunity and lots of stuff to do.’ That kind of project.”

Due to the COVID -19 pandemic, manufacturing facilities have been limited to a staff size thats 50%-75% lower than normal. This has led to a drastic increase in building materials thats continuing to rise. The impacts of this bottle neck will effect the industry from rental property pricing to commercial new builds. Selling now may be one of the best options as these increases usually get pushed off to the sellers in need of selling.

"The government’s destruction of small landlords in 2020 will be disastrous for tenants in 2021 and beyond. There will likely be a flurry of foreclosures and sell-offs by those who are unable to weather the eviction-moratorium storm. When the small landlords go, so does much of the affordable housing.
