We would like to introduce Mocha Joe, the newest member of the Cotton Duck team. Mocha Joe is our “Friendly Title Assistant”. He will brighten your day and bring a smile to your face.
Mocha Joe came to us unexpectedly. He was running loose on 36th street in Hampden, right outside of our office. Luckily, we were able to lure him inside safely with treats. He was wearing a collar but didn’t have any tags. He was taken to a vet to scan for a chip and then to BARCS for more guidance. Sadly, he was chipped but the owner was unreachable.
One of our employees kept him overnight instead of leaving him in the overcrowded shelter. The following day, Dan and Annie decided they would like to adopt Mocha Joe if the owners did not come forward to claim him. Fast forward 21 days - IT’S OFFICIAL!! Not only did Dan and Annie become Mocha’s new owners, but the Cotton Duck team gained a new family member.

The Hampden community is coming together to help those in need. Please stop by Blue Pit BBQ & Whiskey Bar on Sunday from 3-9pm for a fundraiser to help the Keswick fire victims families. Blue pit will be donating 100% of the proceeds from that day. We hope to see you there. Every little bit helps.

Look at all those smiles! What a journey it has been for Vanessa and Asia!
These two have had to do A LOT to get this property ready for settlement, and we were impressed with their organization, attention to detail, and above all, their unwaveringly positive attitudes throughout this long process. It has been an absolute joy being able to work with them. We are grateful that our paths crossed when they did. 😊

Sometimes, it’s a settlement that was simply meant to be! After we discovered that Morgan (buyer) and Kirsten (seller) had the same birthday, the serendipities continued from there-so many great connections! Congratulations to Morgan on her adorable first 🏡 house, and many well wishes to Kristen in D.C.! We just know the great vibes will continue to follow you both. :)

This is what we live for: sale of a Hampden property from Landlords to Tenants (it was Landlord’s first house and not it’s Tenant’s first house)!
And remember city sellers: if it is a single family home, you MUST offer it to your Tenant. It is rare when the tenant buys the house, but they make for some of the best deals we see.
Buyers know the house and the neighborhood. They are buying-in! Easy contract and super-efficient lender, and the excellent Josh Jones, Realtor. Topped-off by the Hampden Village Merchants Association swag bag - loaded with freebies, coupons and incentives to SHOP SMALL on the Avenue.
And everyone was singing the praises of the neighborhood hardware store: FALKENHANS. 😊

Dixon’s story was inspiring: born in Congo, immigrated to the USA 🇺🇸, learned the language, and with the support of family members got a job, and is now a homeowner🏡.
The seller was our good friend Candice CFO of Habitat for Humanity of the Chesapeake.

We’re excited about the AFC Championship game - of course - but we’re also excited about these two entrepreneurs, diligently developing their skills renovating properties in East Baltimore.
The vacant housing problem will be solved by people like Dexter and Destiny: understanding the neighborhood, making a calculated investment, putting in the labor, and bringing properties back to life while making a reasonable profit.
